How Newfield works

Rosette Park

Rosette Park is the inaugural village and the only named residential neighborhood currently linked from Newfield's home search. Mattamy sells detached homes, villas, and townhomes from its gallery at 1050 SW Prairie Avenue.

Newfield CDD

The district is independent, governed by a five-member landowner-elected board, and operates under Florida Chapter 190. Its annual assessments contain operations-and-maintenance and bond debt-service components collected on the non-ad valorem tax bill.

Farm and trails

The plan centers on a 170-acre sustainable farm and the Kiplinger Conservancy trail network. Newfield describes walking, mountain-biking, and equestrian routes through pine forest, wetlands, pastures, and lakes.

What is still planned

Downtown Newfield is now leasing, but retailers remain unannounced. The farm page lists current hours for several public-facing elements while still marking the principal Farm component as coming soon.
